• Preferred suburbs: Brunswick, Preston and surrounding inner-north areas
Intended use: Food premises (takeaway and/or dine-in)
• Size & budget
• Area: 100–150 m² (approx.)
• Budget: Up to $80,000 net p.a. (plus outgoings and GST, as applicable)
• Lease terms
• Seeking a long-term lease, ideally:
o 5 + 5 + 5 years, or
o 7 + 7 + 7 years
• Preference for reasonable make-good terms given an existing hospitality fit-out.
• Premises requirements
• Existing food premises strongly preferred: Previously operating food venue that has since closed, with a usable fit-out already in place.
• Fit-out/equipment: Preference for sites where amenities and some equipment have been left (e.g., canopy/exhaust, grease trap, sinks, benches, cool room/refrigeration, gas/electrical connections).
• Permits & licences (essential):
o Must have current food premises registration/permit in place (or be readily transferable/approved with minimal works).
o Must have a liquor licence in place (please confirm licence type, hours and any conditions).
• Exposure: Main Road frontage / strong street exposure.
• Parking: Off-street parking (on-site or dedicated spaces preferred).
